Although we are a custom home builder and would never think of limiting our customers in any aspect of their home, we do have some standard specifications for the comparison purposes. We are currently putting together a video tour of our standards and features which will be up and running soon. Until then….

EXTERIOR DESIGN FEATURES

• Stucco exterior with stucco accents on front of home per elevation
• All plans include a covered patio and front porch per floor plan. With broom finished concrete and rated soffit board with decorative battens
• Windows: double pane, argon gas filled, low-e glazing with white vinyl extrusions. Energy efficient ratings > .31 U-value. Grids per elevation
• Therma-Tru brand exterior fiberglass doors available in a variety of styles
• Trim and doors painted with homeowner selected paint color
• Insulated garage doors in a variety of colors & styles. Pre-wired for garage door opener and photo-eye safety sensor
• Closed soffits and fascia constructed from Louisiana-Pacific Pro-trim

STRUCTURAL COMPONENTS

• 2 x 6 exterior walls (Including garage) sheathed with oriented strand board (OSB), with house-wrap and R-21 fiberglass insulation
• Insulated garages

PLUMBING

• Number and type of fixtures per plan. All faucets in Stainless Steel or Oil Rubbed Bronze. All baths to have double lever handle faucets from Delta
• Walk-in tile showers in master, shape as per print with two shower heads
• Heat pump water heater
• Blanco brand kitchen sink in color of choice with pull out faucet in stainless
• 20 x 17 china oval sinks in white
• Elongated commodes in white
• Laundry sinks per plan
• Large soaker tubs in master, per plan. 72” x 42” oval where possible

• Pre-wiring for surround sound and speakers in great room and two additional rooms
• Security pre-wiring at all doors and one panel location. Includes wiring for motion sensor & siren
• Vacuum outlets and one vacuum pan provided
• 96% Gas furnace or Electric Heat pump per location

INTERIOR FINISH

• Interior wall drywall finished in “light orange peel” texture
• Interior ceiling drywall finished with “skip trowel” texture
• Primed prior to paint for smooth finish
• Walls and ceilings painted with homeowner selected paint color
• Garage to be sheet rocked, taped, one-coat of mud, and primed
• Baby bullnose drywall corners at window w/ round corners at walls.

INTERIOR DOORS & TRIM

• Interior doors: hollow-core primed available in a variety of styles
• Baseboards: 5 1/4” tall MDF Colonial Primed
• Door casing: 3 1/4” tall MDF Colonial Primed
• Trim and doors painted with homeowner selected paint color
• Door knobs and door hinges: Schlage brand lever hardware in LaSalle and brushed nickel or oil rubbed bronze. Privacy knobs on all baths and master bedroom.

CABINETS

• Wellborn cabinets. Layout per print. Several styles and species included.
• Wellborn Manchester style cabinets in laundry room includes sink cabinet and 60” of uppers.

APPLIANCES

• Whirlpool 36” gas cooktop in black/stainless
• Whirlpool 30” electric self-clean single wall oven in stainless
• Depending on plan- Whirlpool 30” gas range will be used in place of the above items
• Whirlpool 24” built-in dishwasher in stainless
• Whirlpool microwave with trim kit in stainless
• Chimney style hood vent in stainless

HARDSURFACE / CARPET

• Ceramic tile floors in entry, kitchen, nook (dining), laundry, baths and connecting hallways
• Carpet in all other areas with 8 lb. pad
• Tile counters in all baths with bull nose edge.
• Full height tile backsplashes for kitchen.
• Ceramic tile surround for master tub deck.
• 3cm slab granite counters w/ full height tile backsplash in kitchen
• Mud set shower (tile floor) in master shower with tile walls to ceiling.
